HOME INFORMATION PACKS IN KENT
As of 14th December 2007, any property marketed for sale in England and Wales must have a Home Information Pack (HIP)
A HIP must be ordered and proof provided to the estate agent, before a property can be marketed .
What's in a HIP pack?
A HIP pack comprises of:
Index (list of contents of HIP)Sales statement (summarising the terms of sale)Evidence of titleSearches (local authority enquiries, drainage and water searches)Energy Performance Certificate (EPC)Commonhold info/leasehold info (where appropriate)How long does a HIP pack last?
A HIP pack will last as long as it takes to sell the property, provided it is continuously marketed If you take the property off the market you can relist it without updating the pack, as long as it is relisted within 3 yearsHow long will it take to receive the pack?
Compilation starts within 24hrs of requestA Domestic Energy Assessor (DEA) will be in touch with you within 24hours to arrange a visit to complete the survey for the Energy Performance CertificateThe completed pack will be with you within 7 - 14 days of instructionHow do I order a HIP pack?
